The Climans Group conducted a comprehensive analysis of consumer shopping patterns and developed projections of future consumer expenditures that would be available to support the expansion of a one million square foot regional shopping centre. We performed consumer research involving a survey of 8,000 vehicle licenses, 1,600 consumer telephone interviews, trade area mapping of competitive facilities and related socio-economic analysis and projections of market share in each store category. We determined the amount, mix and format of new retail development in the shopping centre expansion, including anchor tenants that would be unique in the market.

The Climans Group produced a property valuation of a major league sports stadium that is home team in the National Hockey League. We prepared a financial model that accounted for the leases, licenses, other cash flow and operating characteristics applicable to the stadium. The model was calibrated to account for construction cost and other circumstances that prevailed in the local market during the development period of the project and subsequent years under review. The results were used to establish a financial profile of the project for the purposes of establishing property assessment and tax liability in each valuation year.

The Climans Group coordinated an analysis of the redeveloment potential of an 80-acre property located in the heart of an established community that would be possible following the planned relocation of an airport to a new site. We conducted a valuation of an alternative property reuse and redevelopment strategies in order to maximize the financial returns to a potential owner. We also advised on the approach to market the property to real estate developers ans the financial structure of the preferred transaction.

The Climans Group implemented a muti-year planning, marketing and disposal program for several hundred acres of surplus industrial and commercial land and buildings owned by a corporation. We established a marketing program to implement the orderly disposal of the portfolio including a Life Sciences Technology Park.
