• County of Los Angeles, Superior Court: Burbank-Glendale-Pasadena Airport Authority versus Lockheed Martin Corporation
We were retained as an expert witness by Lockheed Martin Corportation to conduct a property valuation of a 67-acre portion of the Lockheed B-6 Plant (former "Skunk Works") in an eminent domain lawsuit. We produced a financial analysis ans offered testimony regarding the feasibility of a private airport terminal development and the corresponding residual land value of the subject property in connection with a claim for damages in excess of US$100 million.
• Ontario Assessment Review Board: Municipal Property Assessment Corporation versus Greater Toronto Airports Authority.
We were retained by the Ontario Municipal Property Assessment Corporation to produce a valuation of the unencumbered fee simple interest of Lester B. Pearson international Airport. An analysis of airside and landside activities was conducted to establish the net income of the airport from all sources and prepare a value based on the sirect capitalization approach. The valuation was used to establish assessed value of the property as the base for calculating property taxes and grants in lieu of taxes, and equitable allocation between the Airport Authority and commercial tenants.

We were retained as an expert witness by Wal-Mart Canada Corportaion with respect to the projection of new store in several markets across Ontario. our testimony addressed our propietary methodology for the projection of new store sales, and opinions regarding the implications of new and expanded store development in hearings before the Ontario Municipal.
